A pitched residential roof sheds water by geometry. A low-slope commercial roof does not — it relies on a continuous membrane and on drainage that actually works. When either fails, water does not run off, it sits, and standing water finds every seam it can.
That changes what matters. Seams, flashing details, penetrations for HVAC units and vents, and the condition of the drains and scuppers are where commercial roofs are won or lost. The field of the membrane is rarely the problem.
It also changes the economics. Because these roofs are repairable in sections and because a full replacement means disruption to whatever operates below, planned maintenance genuinely pays here in a way it seldom does on a house.

On a low-slope roof, water that has not left within about 48 hours of a rain event is ponding, and ponding is what turns a functioning roof into a failing one. Standing water adds sustained weight, accelerates membrane breakdown under UV, and works at every seam continuously rather than in the brief way runoff does.
The causes are usually mundane: blocked drains and scuppers, debris accumulating around HVAC curbs, deflection in the deck creating a low point, or drainage that was undersized from the start. Almost all of it is cheaper to address than to ignore, which is the argument for scheduled maintenance on a commercial roof.
When we assess a commercial property, drainage is the first thing we look at, before the membrane condition. A perfect membrane over failing drainage is a roof with a countdown on it.
The joins between membrane sheets carry the most stress and are where age shows first. Most commercial leaks trace back to a seam rather than to a puncture in the field.

The roofing on a commercial job is rarely the hard part. The scheduling is. Whatever operates below has customers, staff or stock, and a roof replacement is noisy, involves open flame or hot air on some systems, and generates debris and odor that travel indoors.
We plan around that explicitly — sequencing the work in sections so only part of the building is affected at a time, agreeing access and delivery routes in advance, and working outside trading hours where the system and the weather allow.
It is worth saying plainly that not every commercial roof can be replaced without disruption. Where that is the case we will tell you before you sign rather than after the first complaint from a tenant.
Commercial roofs offer a middle option residential roofs mostly do not. Alongside repairing individual failures or replacing the whole system, a membrane in reasonable structural condition can often be restored — cleaned, seams reinforced, and a new coating applied over the existing roof.
Restoration costs meaningfully less than replacement and avoids a tear-off entirely, which matters enormously when a business is operating below. It is not always appropriate: a membrane with widespread saturation in the insulation beneath it needs to come off, and coating over a wet roof simply seals the problem in.
