Why finishing in a day matters
Around 95% of the roofs we replace are completed in a single day, cleanup included. That is not a marketing race against a clock — it is about not leaving a family living under a half-open roof, and not leaving a driveway full of debris and nails for a week while a crew works other jobs in between.
It works because the whole crew is on your roof, not split across three addresses. Materials are delivered ahead of the start. The tear-off, the decking inspection, the underlayment and the shingles all happen in sequence with enough people to keep the sequence moving.
Larger or more complex roofs — steep pitches, multiple dormers, extensive rotten decking discovered under the old shingles — do run into a second day. When yours is one of those, we tell you before we start rather than at five o'clock on the day.
What Gets Replaced
A roof is more than its shingles
Tearing off is the point at which a roof stops hiding things. Once the old shingles are gone we can see the decking, and soft or rotten sections get replaced before anything goes back on. Covering bad decking with new shingles is how a five-year-old roof develops a sag.
Underlayment, drip edge, valley protection, ice and water shield at the vulnerable transitions, new pipe boots and properly sealed flashing all go on as part of the job. These are the parts nobody sees and the parts that decide whether the roof leaks.
Ventilation gets checked at the same time. An under-ventilated attic cooks shingles from underneath and shortens the life of a roof considerably, which in Georgia summers is not a small effect.

What actually drives the price
Roof replacement pricing comes down to four things: the square footage, the pitch, the complexity, and the material. Square footage is obvious. Pitch matters because a steep roof is slower and requires additional safety work. Complexity — dormers, valleys, multiple planes, skylights, chimneys — drives labor more than most homeowners expect, because every transition is a detail that has to be flashed correctly.
Material is the variable you actually control. Architectural asphalt shingles are the default and represent the best value for most Georgia homes. Metal costs substantially more up front and makes sense principally if you intend to stay in the house long enough to see the longer service life pay back.
The one figure nobody can quote honestly in advance is decking replacement, because it is hidden under the old roof until tear-off day. We agree a per-sheet rate with you before we start so that if we do find rot, the cost is already settled rather than negotiated while your roof is open.

How long does a roof replacement take?

Do I need to be home?
It helps to be reachable, but you do not need to be there all day. We will walk the finished roof with you afterwards if you would like.
What happens if you find rotten decking?
We replace it. It is the one part of a replacement that cannot be fully priced in advance because it is hidden until tear-off, so we agree the rate for it with you up front.
What warranty do I get?
A lifetime workmanship warranty from us on the installation, plus whatever the manufacturer provides on the materials themselves.
Can insurance pay for a replacement?
If the roof was damaged by a storm, often yes. Age and wear alone are not claimable. We document the damage and support the claim, but the insurer makes the decision.
